DIRECTIONS – Take US 30 to Taft; turn south and
Taft becomes Main Street; follow Main Street into Crown Point to just north of
courthouse; near intersection of North Street & Main Street.
This auction is for
all fixtures for one price with a minimum starting bid of $12,000. This price will include a 3-year lease option
if the Buyer chooses to exercise it.

down at close of auction and balance to be paid by 3:00 p.m. day of auction.
LEASE INFORMATION – lease will be a
TRIPLE NET (NNN) at a fixed rent of $800.00 per month. A lease is being prepared by the Receivor and will be posted shortly. The lease may be exercised (at no
additional charge) by 3:00 p.m. the day of the auction. A Memorandum of
Lease will be recorded with the Lake County Recorder, if so executed. If no lease is exercised, the buyer must
remove all items purchased on January 20 & 21.

REMOVAL – understanding there
are safes and other larger items involved, specific removal dates are being
set. These dates are Thursday, JANUARY 20 & Friday, January 21.
This will also facilitate the removal of corporate items that must be
retained (i.e., financial records, computers, etc. which are not part of
this auction).
Auction Terms – Payment in full
required day of auction. Announcements day of sale take precedence.
IF a buyer for the
whole package is not found, then an auction to sell each piece will be held on
Saturday,
January 22, 2011 at the same location.
